This isn't just a lifestyle story, it's a market story. In Q1 2026, Monmouth County's median estimated property value reached $771,150, up 4.4% over the past year. Homes are selling in an average of just 36 days, and the sold-to-list price ratio is sitting right around 100%, meaning sellers who price well are getting exactly what they ask for. With only about 1.8 months of supply available, competition among buyers remains intense. Ocean County is showing similar resilience.

For families still on the fence, these numbers carry a message: waiting rarely works in your favor in a market this tight. The buyers who moved two years ago are now sitting on meaningful appreciation. Those moving today are still getting ahead of what we believe will be continued long-term growth as the Shore's permanent population deepens.
